Surrey Mortgage Broker: How Cloverdale, South Surrey, and Guildford Compare for Buyers

October 13, 2026 · Mack Chaisson, Licensed Mortgage Broker

Surrey is not one market. It is several neighbourhoods with meaningfully different price points, property types, and financing considerations sitting under the same city name. Buyers who search broadly for homes in Surrey and then try to qualify based on a rough budget often find themselves surprised, because what $900,000 buys in Guildford is a very different conversation than what it buys in South Surrey. If you are working with a Surrey mortgage broker, the neighbourhood you are targeting shapes the financing strategy from the start.

South Surrey: Higher Price Points and What That Means for Your Down Payment

South Surrey, including the White Rock border area, carries some of the highest detached home prices in the city. Properties here frequently push past the $1,000,000 threshold, which triggers a meaningful shift in how your down payment is calculated. Once a purchase price reaches $1,000,000 or above, CMHC mortgage insurance is no longer available, and a minimum 20% down payment is required. On a $1,200,000 home, that is $240,000 minimum before you factor in closing costs.

The BC Property Transfer Tax is also worth building into your budget early. On a $1,200,000 purchase, you are looking at 1% on the first $200,000 and 2% on the portion from $200,000 up to $2,000,000. That adds up to a real number that catches some buyers off guard. First-time buyers should also know that the PTT exemption applies only to purchases under $500,000 for a full exemption, with a partial exemption phasing out at $525,000, so it offers limited relief at South Surrey price points.

Many buyers in South Surrey are move-up purchasers with equity from a previous property. If that is your situation, the financing conversation often focuses on timing, specifically whether you are buying before selling, and how to structure that transition without carrying two properties longer than necessary.

Guildford and Cloverdale: Where More Buyers Actually Qualify

Guildford and Cloverdale tend to attract first-time buyers and those being priced out of Burnaby or East Vancouver, and for good reason. Attached homes and townhouses in both areas often fall in a range where the minimum down payment tiers matter more than the 20% threshold.

The current minimum down payment structure works like this:

On a $750,000 townhouse in Cloverdale, for example, that works out to $25,000 on the first $500,000 and $25,000 on the remaining $250,000, so $50,000 total minimum. That is a materially different entry point than South Surrey, and it keeps CMHC-insured financing available, which also unlocks the 30-year amortization option for eligible first-time buyers and new builds purchased under $1,500,000.

New Construction Activity in Cloverdale

Cloverdale has seen a steady stream of new townhouse and low-rise development. If you are buying a new build, the PTT exemption structure shifts: properties under $750,000 may qualify for a full exemption, with a partial exemption available up to $800,000. That is a more useful threshold for buyers in this part of Surrey than the first-time buyer exemption, and it is worth confirming with a broker whether a specific property qualifies before you finalize your offer.

The Stress Test Applies Everywhere, but Your Qualifying Income Looks Different by Neighbourhood

Regardless of which Surrey neighbourhood you are targeting, every borrower qualifies at the higher of their contract rate plus 2% or 5.25%, whichever is greater. What changes is the purchase price you are stress-testing against. A buyer qualified for a $700,000 purchase in Guildford may find that same approval does not get them into the detached market in South Surrey without a larger down payment or a co-borrower. Running those numbers clearly before you start shopping is not optional, it is the difference between a productive search and a frustrating one.

Surrey's neighbourhoods each have their own financing reality, and the strategy that works in one area may not translate to another. If you are trying to figure out where your budget actually lands across this city, a direct conversation about your specific numbers is usually the fastest way to get clarity.
