New Westminster Mortgage Broker: Why New West Is One of Metro Vancouver's Better Entry Points Right Now

October 16, 2026 · Mack Chaisson, Licensed Mortgage Broker

A lot of buyers come to Mack Chaisson after running the numbers in Vancouver or Burnaby and realizing the math just doesn't work for them yet. New Westminster keeps coming up in those conversations, and not as a consolation prize. New West has SkyTrain access, genuine walkability, a real downtown core, and price points that still make first-time buyer financing realistic in a way that much of Metro Vancouver no longer does. But buying there still takes some planning, and the financing picture has a few things worth understanding before you start making offers.

Why New West Works for Buyers the Stress Test Has Squeezed Out Elsewhere

The mortgage stress test requires you to qualify at the higher of your contract rate plus 2%, or 5.25%. That single rule has a significant effect on how much home you can actually afford, and the gap between what you qualify for and what things cost in Vancouver proper is often too wide to bridge. New Westminster changes that calculation for a meaningful number of buyers.

Condos in New West, particularly along the Expo Line corridor near Columbia Station and New Westminster Station, tend to sit at price points where the minimum down payment rules are more manageable. For any purchase under $1,000,000, the minimum is 5% on the first $500,000 and 10% on the portion from $500,000 to $999,999. For purchases at or above $1,000,000, 20% is required with no insured mortgage option. Staying under that threshold opens up CMHC-insured financing, which also now includes a 30-year amortization option for first-time buyers and new builds on purchases up to $1,500,000.

That combination, affordable entry price plus insured mortgage access plus longer amortization, is genuinely harder to find on the SkyTrain network closer to Vancouver. New West is one of the few places where all three can still line up.

What Buyers Should Actually Think About Before Buying in New West

The financing considerations in New Westminster are not identical to buying a condo in Brentwood or a townhouse in Port Moody. A few things come up consistently with buyers in this market.

Strata and Building Age

New West has a significant stock of older condos, some dating back several decades. Lenders look carefully at older strata buildings, and certain buildings below a particular age threshold or with known deferred maintenance may draw more scrutiny or require a larger down payment depending on the lender. Not every lender has the same appetite for older strata, which is one reason working with a broker who can place the file with the right lender matters more than it might in a newer development.

Property Transfer Tax and First-Time Buyer Exemptions

BC Property Transfer Tax applies on almost every purchase. The rate is 1% on the first $200,000, 2% on the portion from $200,000 to $2,000,000, and higher on amounts above that. First-time buyers get a full exemption on purchases under $500,000 and a partial exemption between $500,000 and $525,000. New builds have a separate exemption: fully exempt under $750,000, partially exempt between $750,000 and $800,000. For buyers targeting New West specifically because of its price point, knowing which exemption applies to their situation can meaningfully affect closing costs.

A Practical Checklist for New West Buyers

New Westminster is a genuinely good market for buyers who approach it with clear numbers and realistic expectations. The SkyTrain access is real, the price points are relatively accessible, and the financing can work well when the file is structured properly from the start. If you are trying to figure out whether New West fits your situation, that starts with knowing exactly what you qualify for and what a realistic purchase looks like on your income.
